WHAT IS DEFECT INSPECTION?

It is a process of going through a new or existing property to identify any defects. Defects can occurs due to numerous causes including poor workmanship. As new home owner, it is within your rights to report any defects within the Defects Liability Period (DLP) so that the developer can rectify/repair it at no extra cost. It is important that home owner get the house inspected before moving in. It could save you money for the repair works for other things.

ARCHITECTURAL

Architectural elements such as external/internal wall surfaces, floor, ceiling, doors, windows, staircase, steel works such as railing and etc

MECHANICAL

Sanitary fixtures and fittings, drainage system, water flow, water ponding test, water supply, and water tank (only if accessible)

ELECTRICAL

Electrical fitting testing.

WHAT IS THE PROCESS FOR DEFECTS INSPECTION?

1. Key Collection

Developer will notify you on the Vacant Possession (VP) date. Booking can be made once you received the VP date!

2. Book appointment

Contact us via Whatsapp Please note that your appointment date will finalize once we received the deposit payment of RM100

3. Site Inspection

We will conduct site inspection. The duration of an inspection is subject to property condition and size.

4. Report Preparation

After inspection, we will require 3-4 days to prepare the defects inspection report.

5. Report Submission

Once our report is done, we will email it to you, and you will submit the report to the developer.

6. Rectification Process

Legally, the developer have 30 days to repair all the defects from the report submission date.

7. Re-inspection (Optional)

You can do this yourself or you can contact us again for reinspection after the rectification works are done. Special price will be given for returning customer

WHAT IS QLASSIC?

Quality Assessment System in Construction (QLASSIC) is a system or method to measure and evaluate the workmanship quality of a building construction work based on Construction Industry Standard (CIS 7:2006). QLASSIC enables the quality of workmanship between construction projects to be objectively compared through a scoring system. QLASSIC sets out the standard on quality of workmanship for various construction elements of building construction work. The quality of workmanship of a construction work is assessed according to the requirement of the standard i.e., Construction Industry Standard (CIS 7:2006). Marks are awarded if the workmanship complies with the standard. These marks are then summed up to calculate the QLASSIC Score (%) for a the building construction project.
